These Terms and Conditions govern access to and use of the klarock.mx website (the “Site”), operated by Oscar Arturo Kuroda Larrinaga, an individual engaged in business activity, under the trade name Klarock Corporate Real Estate (“Klarock”), located at Río Fuerte 2547, col. Viñedos, C.P. 81228, Los Mochis, Sinaloa, Mexico. By using the Site you accept these Terms; if you do not agree, please do not use it.

1. Informational nature of the Site

  • —The Site's content (properties, sizes, rents, prices, specifications, maps, videos and articles) is informational and does not constitute a binding offer, a promise to contract or a formal quote.
  • —Availability, prices, terms and delivery dates may change without notice and are subject to on-site verification and written confirmation by Klarock or the owner.
  • —Measurements and figures come from the owner, the developer or third-party sources and may contain errors or omissions.

2. Properties and transactions

  • —Any lease, purchase or sale is formalized only through a contract signed by the parties. Sending the form or a message creates no obligation for you or for Klarock.
  • —Klarock may act as an intermediary or advisor and does not guarantee that a transaction will close or its results.
  • —Before deciding, verify with your own legal and technical advisors the land use, title, liens, utility feasibility and applicable permits.

3. Market analysis and articles

The analysis, articles, infographics and videos published on the Site and on our channels are informational and opinion content. They do not constitute legal, tax, financial or investment advice. Cited sources belong to third parties and may change or be updated.

4. Permitted use

  • —Do not use the Site for unlawful purposes, to interfere with its operation, to impersonate others or to submit false information.
  • —Do not extract content in bulk (scraping) for commercial purposes without written authorization.

The Klarock brand, logos, texts, infographics, photographs, videos and design of the Site belong to Klarock or are used with their owners' permission. Reproduction or commercial use without written authorization is prohibited, except for brief quotations with attribution and a link to the Site.

Third-party names and trademarks mentioned belong to their respective owners.

The Site contains links to and content from third parties (for example, YouTube, LinkedIn, OpenStreetMap or Google Maps). Klarock does not control and is not responsible for their content, availability or privacy policies.

8. Limitation of liability

The Site is provided “as is” and as available. We do not guarantee that it will operate without interruption or errors. To the extent permitted by law, Klarock will not be liable for indirect damages arising from use of the Site or from decisions made based on its content. Nothing above limits liability that cannot be limited by law.

10. Governing law and jurisdiction

These Terms are governed by the laws of the United Mexican States. For their interpretation and enforcement, the parties submit to the competent courts of Los Mochis, Ahome, Sinaloa, waiving any other jurisdiction that may correspond to them by reason of their present or future domicile.
