How we run a building search

A managing partner reviews your requirement (size, clear height, power, timing and location) and proposes options from our public and off-market inventory. We also develop build-to-suit projects and structure sale-leaseback transactions.

What to check before you decide

  • Clear height and floor capacity

They determine which racking, forklifts and equipment you can run. Ask for the figure in meters and in tons per m².

  • Docks and truck court

Count loading positions, dock levelers and the turning radius available for trailers.

  • Electrical capacity

Confirm available KVA or KW and the substation, and compare them with your current load and growth.

  • Fire protection

Check sprinklers (FM Global or NFPA), hydrants and water storage; they affect insurance and operations.

  • Land use and permits

Verify that zoning allows your industrial use and that utility feasibilities are in place.

  • Security and certifications

24/7 guarding, CCTV and, if you export, readiness for programs such as CTPAT.

  • Lease terms

Currency (USD or MXN), maintenance, minimum term, deposit, rent escalation and expansion options.

Frequently asked questions

How much does it cost to lease an industrial building in Mexico?

It depends on the city, building class and size. As a reference, Klarock's Guadalajara inventory (Zapopan and Tonalá) has published rents of MXN 120 to 140 per m² of built area per month, plus VAT, with maintenance billed separately. In border and export markets, rents are often quoted in U.S. dollars; check each listing.

What is the difference between Class A and Class AAA buildings?

There is no single official standard. In general, Class A and AAA refer to modern buildings with higher clear height, better floor capacity, more docks, fire protection systems and a location in parks with good infrastructure. Compare concrete specifications rather than the label.

In which cities does Klarock have buildings available?

Guadalajara (Zapopan and Tonalá), Monterrey (Ciénega de Flores), Nogales and San Luis Río Colorado (Sonora) and Culiacán (Sinaloa).

Can I lease a building under 1,000 m²?

Yes. In Zapopan and Tonalá there are buildings from 576.69 m² built, with 24/7 security in the park.

Can you build a custom building?

Yes. We develop build-to-suit projects and advise on site selection, feasibility assessment and permits.
